From Collective Sale
to New Development.
Thomson Reserve's story began with a collective sale — S$810 million, five attempts over 17 years, and a buyer consortium (Tamarind Development Pte. Ltd.) of three publicly listed developers with a combined portfolio spanning 100+ years of Singapore construction.
What is Thomson Reserve?
Thomson Reserve is a forthcoming 99-year leasehold condominium at 1, 3, 5, 7, 9, 11 Bright Hill Drive, District 20, Singapore. It replaces the former Thomson View estate, which was sold collectively in October 2025 for S$810 million. The new development, by Tamarind Development Pte. Ltd. (a joint venture between UOL Group, CapitaLand Development, and Singapore Land Group), will house exactly 1,268 units across 6 residential towers (four 21-storey Classic Collection & two 30-storey Luxury Collection). The site spans ~51,567 sqm (~555,066 sq ft) with a plot ratio of 2.1, and the anticipated Temporary Occupation Permit is 2030. One defining characteristic is its ~2-minute sheltered walk to Upper Thomson MRT Station on the Thomson-East Coast Line, making it one of the most transit-connected new launches in the district.
How We Got Here
Thomson View Takes Shape
The original Thomson View Condominium is completed — a modest estate of 200 apartments, 54 townhouses, and a single shop unit. It served the Upper Thomson community for roughly four decades.
The Collective Sale Effort
Owners banded together to explore a collective sale. The estate went through five attempts over 17 years — a duration that illustrates the difficulty of achieving the 80% consensus required for a successful enbloc under Singapore law. Valuation disagreements, hold-out owners, and shifting market conditions were the typical hurdles.
S$810 Million — Acquisition Completed
An STB stop order was issued in March 2025. Justice Audrey Lim approved the sale on 1 July 2025. The acquisition was completed on 2 October 2025 at S$810 million, translating to approximately S$1,178 per square foot per plot ratio. The buyer consortium: Tamarind Development Pte. Ltd. (UOL Group, Singapore Land Group, CapitaLand Development). The plot ratio is 2.1.
Targeted Showflat Preview
The showflat preview is targeted for October 2026. Registered parties will receive priority access to official floor plans, indicative pricing, and unit selection before the public preview. There is no cost to register and no obligation to purchase. All units are sold at direct developer prices — no commission is payable by buyers.
